(EII) is engaged in the acquisition, ownership, and management of existing and to-be-built real estate properties leased primarily to government tenants: Federal/GSA, State City, County, and Municipal throughout the U.S. and Canada. We have been in business for over thirty five years and as of February 2017 have acquired 96 properties comprising in excess of 5,000,000 square feet at a price of over $800,000,000.
Our investment objective is to generate predictable, long-term income with low volatility. We believe that single tenant Government properties, such as the ones we acquire and own, are able to achieve these investment objectives because of the:
- long-term leases (typically 10 year initial terms) with investment grade (AAA) Federal Government tenants with no cancelability clauses
- The high lease renewability rate of Government’s tenants
- Our history of never having a non-renewal of a Federal Government tenant under our ownership
- Achieve LEED-certification/Energy Star rating to lower operating costs and address GSA mandate for “zero environmental footprint”
Investors are assured of complete portfolio and operations management including property analysis, appraisal and selection, negotiation of mortgage financing, administration of various partnership activities, distribution of income to investors, and periodic reporting to partners of tax and financial information. EII also handles any subsequent refinancing, releasing, possible expansion and the eventual disposition of the properties.
We actively asset manage all our acquisitions, establishing relations with our tenants. We believe this is of the utmost importance to securing renewals of our government tenants. Under our ownership of 96 properties we have never had a federal government tenant not renew a lease and we attribute this to our knowledge of the market and many years of operating in the GSA lease sector.
